You may be thinking that a ground floor flat would be the best option, easy to access with no garden, or a bungalow may be right up your street. Whatever lines you are thinking along you will be wanting to sell your own home first so that you have enough funds to play with.

Do you need to sell house quickly because you have recently inherited some property?

This often happens when there are inheritance tax issues, or the property has been left to two or more beneficiaries, requiring the sale proceeds to be split quickly. In such circumstances it makes sense to sell house quickly. However selling through an estate agent can be a time consuming process (see Sell Own Home blog post) and an eventual sale is never guaranteed. If the property is left empty, even over a short period of time, it can start to show signs of deterioration, and may also be the target of vandals once it becomes obvious that the property is empty.

Buy My House can help you sell house quickly by finding a cash buyer who can make you an offer on the property, regardless of condition or location. They can buy the property from you in as little as 4 weeks, leaving you worry free, and without having to ‘do-up’ the house. If you are interested in finding out more then contact me or click here to fill in the online offer form.

Are you looking to sell your Liverpool property? Are you looking to sell house fast?

We all know what the current state of the housing market is like, and how difficult it is to sell your property even within the year, never mind within a few months. But if you find yourself in a position were you simply cannot afford to wait any longer for your Liverpool property to sell on the open market (maybe you have found your dream home, or are struggling to cope with debt), then contact me immediately or alternatively fill in my online offer form. I can offer a guaranteed sale within 4 weeks and pay all legal costs, regardless of condition of the property.

Liverpool Property Facts.
These figures were published in May 2008, so are a few months out of date, and therefore probably represent a more positive position than is current.

Average cost of a home - £126,000
Average cost of a detached home - £269,000
Average cost of a semi - £151,000
Average cost of a terrace - £102,000
Average cost of a flat - £123,000

House prices fell in quarter 2, 2008 by 8.8%, and year on year by 2.9%.

Compared to other neighbouring authorities such as Wirral, Sefton and St Helens, Liverpool showed the largest drop in house prices in the quarter, with flats and semi’s being the worst hit.

Well here are some interesting facts on the Chester property market that you make like to review before making any decisions on how to go about selling your property.

The overall average cost of a home in Chester is £215,000. A detached averages at £304,000, a semi, £208,000, terrace £164,000 and a flat £166,000. House prices fell in the quarter 2, 2008 by 5.6 percent overall, with detached properties showing the biggest fall by 17 percent and also the weakest sales. Chester shows the biggest fall in house price when compared to its neighbouring local authorities, save for Crewe and Nantwich.

As you will be aware these figures are a couple of months out of date, and it would be safe to assume that the figures have worsened since then.

If you have a Chester property and need to sell fast, then contact me immediately or alternatively fill in my online offer form.

A close friend of mine who runs a small publication via the internet, has asked that I write an article for him around the topic ‘sell own home‘. He wanted the article to help people who are currently struggling to sell own home in this current market. I obviously wanted it to be as informative and truthful as possible, as well as to provide some ideas ‘outside the box’. Please find the article below.

Most vendors when it comes to selling your own home would do so through the traditional route of an estate agent. Recently however, there has been a change in the way we approach selling our home. More and more of us are using the services of a cash buyer. But how do you know when you should, or should not, be using a cash buyer? Well it all comes down to time, and how much of it you have to play around with.

Let’s look at the process of using an estate agent. First off, there is the initial contact with the agent. Following on from this will be a meeting at your home, photos will be taken, and about a week or so later, your house will be advertised in the local newspaper, and within the estate agents office. You may also be listed on the estate agent website should they have one. After a while you may get someone interested in coming to view the property. At this point the house has to be immaculate to convince the property viewer to buy. However how do you know whether this potential buyer is a total time waster, who has booked a viewing simply to have a ‘nose’ around your property, or whether they are indeed a serious buyer? The answer is simply that you do not. For those of you who have been through the sales process you will be well aware that a high percentage of your viewings will be made up of time wasters. It is possibly one of the most frustrating parts of selling your home on the open market.

So let’s re-assess the situation. In the current market it will likely take around fifteen or more house viewings before a buyer is located. The buyer will then need to make arrangements for a mortgage which frequently takes a month or two. During this stressful and still uncertain time (the buyer is still under no obligation to buy), you are still required to make mortgage payments on your current home.

Ah and so the nightmares begin. Potential buyers can change their minds for various reasons, the process can be delayed due to solicitors and surveys, worse still, your buyer loses the buyer on their own home, and it doesn’t work out. According to figures put out by the Government, there is a one in three chance of the transaction falling through.

Reports have shown that many people are not happy with the way estate agents operate. As a consequence of this, thousands of consumers within the UK, who are looking for a quick house sale are taking control and selling their own houses, saving on fees and commissions.

But how do you go about doing this? Well you can advertise through a company on the internet that acts pretty much like an estate agent, in that they are allow you to advertise your property on their website. Alternatively you can seek out a company that specialises in quick house sales. These too can be found on the internet. They work by finding out all about your situation, and will likely make you an offer on your property within days, if not hours. As there are no chains involved the sale is guaranteed, and not only that, but you can sell your property to them within as little as 3 to 4 weeks.

For these benefits, that is

· a guaranteed sale,

· a fast purchase,

· legal fees paid,

· no need to suffer any more than one viewing,

· no agents fees or commissions,

they will offer you in the region of 70% to 75% of your homes value. Many can even recommend solicitors for you who are experienced in working at speed. Some companies also offer a sell and rent back service that allows you to remain in your home as a tenant, once you have sold it. This saves the cost and time of looking for a new place, not to mention uprooting the children from their school.

Therefore if you can afford to have your home on the market for months, maybe years, and have a local trustworthy estate agent nearby then this will be the most ideal way of getting the best offers on your home. However if you still want to sell own home and are willing to take a lower offer, a stress free, private and quick house sale is just around the corner. It could also save you thousands in costs and time in the long run.

Are you currently thinking I want to sell my home but are not sure what to do for the best? Then you are far from alone.

The Halifax have recently reported that house prices fell again in July, by 1.7 percent, taking the annual rate of decline up from 6.1 percent to 8.8 percent. To give this some perspective it means that the average house price is now down to £177,351, the same figure as was seen in 2006. In short, our houses are now worth the same as what they were exactly two years ago. Put like that really hits home (no pun intended) on how bad the market currently is.

Demand from potential buyers has dropped significantly, as result of the ‘credit crunch’, that is, high utilities, food, and fuel costs, overpriced houses, and a lack of mortgage funds. The effect of which is lower house prices and buyer activity. Prices seem to be falling at their fastest rate since 1992.

But what if you are thinking, I am desperate to sell my home, I need to release the equity from my property to pay debts/ as part of a divorce settlement/ or to stop repossession. I will never get a quick sale in this market. Then contact me today or click here to fill in my online offer form. I can sell your home in as little as 4 weeks.
